There can be no question that getting a mortgage is a complex process. You would not be looking up loan information if you could get a loan in one day with a simple application. There are four important steps involved in getting a mortgage loan.

Step one: determine how much you can borrow

This is a function of a couple things. How much of a monthly payment can you afford? What is the maximum you can borrow from a lender, given your income and credit history? Based on standard lender guidelines, we'll get you a good idea of what kind of terms and loan program you can expect to benefit most from.

Step two: pre-qualify for your loan

This is where Heartland Mortgage Corp will begin to save you money. You will give us information on your current job, assets, and your residence history. You'll provide your employment, asset, and residence history information. We will pull get your credit report and score (with your permission. When we review this information we will provide a letter of pre-qualification. With this letter, your REALTOR® will negotiate the best deal for your new home. While you're shopping for a new home with your REALTOR™, we find the best program for you.

Step three: Apply Now! We make it easy

Once you've made the offer and it's been accepted, you should complete the loan application. Applying for your loan couldn't be much easier; you can apply any time right here on our site. When the time is right, we'll order an appraisal of your new home.

Step four: funding

Your real estate agent and the seller's will coordinate to designate a title company to handle the funding of your loan once it's approved. We'll work with this company to make sure all the papers your lender needs are in order, and you'll probably}likely sign all these papers at this company's officeWe work with with the title company on your closing date. Because you won't have to worry with this coordination, you can think about the move, paint colors, new carpet, and all the details of getting your new home.
